The houses we work on
East Bloomington, from Portland Avenue toward the airport, is largely 1950s and early 1960s ramblers and split-levels built quickly for returning veterans and their families. Many still have original galvanized ductwork, a single return in the hallway, and a furnace that has been replaced once or twice but never resized. These houses respond well to a properly sized furnace, sealed ducts and an added return, and they are strong candidates for dual-fuel heat pumps because the ductwork is simple and the lots are compact.
West Bloomington, toward Bush Lake and Hyland, has larger homes from the 1970s through the 1990s, more two-story layouts, and the familiar complaint of a second floor that is too warm in summer and too cool in winter. Two-stage equipment, zoning and ductless heads in the upstairs bedrooms are the usual answers.
Local conditions
Bloomington’s position on the bluffs above the Minnesota River means homes near the river valley see colder overnight lows and more wind than the city average, and we size equipment accordingly. The flight path over East Bloomington makes quiet equipment less of a priority than in some suburbs, but tight lot lines still matter for condenser placement.
Permits in Bloomington
The City of Bloomington requires a mechanical permit for furnace, air conditioner, heat pump and ductless installations, and an electrical permit where new circuits are added. We pull both and schedule the inspection. Utility rebates for high-efficiency equipment are available in general terms, and your comfort advisor will outline what applies.
